Turn off the water (for leaks, if possible) to minimize damage.
Avoid using appliances or outlets near the affected area if water damage is present.
For gas or oil leaks or fire hazards, evacuate the property and call 911 first.
Emergency Maintenance Requests
An emergency is any situation that poses an immediate risk to health, safety, or serious damage to the property. Emergencies include:
No heat (during cold months)
No hot water
Major leaks (burst pipes, flooding)
Non-Emergency Maintenance Requests
For non-emergency issues, please submit a maintenance request through the Buildium app on your phone or via the website. Our property managers will review requests and schedule services during normal business hours.
Rent Payment & Fees
When is rent due?
Rent is due on the 1st or the 15th of each month, depending on your lease agreement. Please refer to your individual leas* for your specific due date.
Payment Fees & Policies:
Electronic Funds Transfers (EFTs) are subject to a $2.50 processing fee.
Credit and debit card payments incur a 3.5% processing fee.
All returned payments are subject to a $35 returned payment fee.
Late fees per the lease agreement will be added to the tenant’s account if applicable.
Move-In & Move-Out Process
What should I do before moving in?
Review your lease agreement.
Inspect the unit and report any concerns within the first 14 days.
Set up utilities if required.
What is the move-out procedure?
Provide the required notice as per your lease.
Ensure the unit is clean and free of damages beyond normal wear.
Return keys and schedule a final inspection.
